Selling Property from Abroad
A property sale in Turkey can often be completed without the seller being physically present. With a properly prepared power of attorney, I can coordinate the required documents and formalities, communicate with the buyer and estate agent, represent the seller through the title deed transfer and, where expressly authorised, receive the sale proceeds and arrange transfer of the funds to the seller’s bank account abroad.

Banking arrangements — assistance with opening a Turkish bank account in the seller’s name, where needed.
Taxes and transaction costs — coordination of applicable taxes, title deed fees and related charges.
Sale proceeds — where expressly authorised, receipt of the sale proceeds and transfer of the funds to the seller’s bank account abroad.
Buyer and estate agent coordination — handling transaction documents and estate agency commission arrangements where applicable.
Post-completion matters — providing official deed copies or other transaction records required after the sale.

The Sale Process
1. Initial review — review of the property, title deed and transaction circumstances to identify any legal or procedural steps required before the sale.
2. Documents — preparation and collection of the documents required for the sale.
3. Buyer & agreement coordination — coordination with the buyer and estate agent, and preparation or review of the sale agreement where needed.
4. Title deed appointment — organisation of the transfer procedure before the Land Registry.
5. Payment & transfer — coordination of the sale payment and, where authorised, transfer of the proceeds abroad.
6. Completion — final documents, handover and any necessary post-sale follow-up.

I act solely in the seller’s legal interests, independently of the buyer and any estate agent involved in the transaction. My role is to review the legal position, identify risks, coordinate the necessary steps and help ensure that the sale proceeds on terms that protect the seller.

Do I need to travel to Turkey to sell my property?
Not necessarily. In many cases, the sale can be completed through a properly prepared power of attorney without the seller travelling to Turkey.
Can the entire sale be handled under a power of attorney?
Often, yes. The scope of the power of attorney must be appropriate for the particular transaction and the steps to be carried out on the seller’s behalf.
How is the sale price paid?
The payment structure is agreed for each transaction. Where expressly authorised, I can coordinate receipt of the sale proceeds and their transfer to the seller’s bank account abroad.
What taxes and fees apply to the sale?
Applicable taxes, title deed fees and other transaction costs depend on the circumstances of the sale. These are reviewed and coordinated before completion.
How long does the sale process take?
Timing depends on the property, documentation, buyer arrangements and whether any legal or administrative matters need to be resolved before transfer.
Can you deal directly with the buyer and estate agent?
Yes. I can communicate and coordinate directly with the buyer, estate agent and relevant authorities while acting independently in the seller’s legal interests.
